Northstar was retained by the Procaccianti Companies to manage the ground-up development of a 9- story, 176 key Residence Inn by Marriott located in Providence’s Downtown District. As the owner’s project manager, Northstar oversaw the conception, permitting, and construction of the project; working closely with the project team to establish and manage the project’s budget and schedule. This process included a pre-construction value engineering exercise, which helped keep the project within budget and on-time. The building delivered in September 2019. Primary challenges included demolishing and constructing a building on a tight urban lot and navigating the financial disparity of paying Boston construction prices with Providence room rental rates. These challenges were mitigated with the use of alternative construction approaches, including prefabricated wall systems, which reduced schedule and on-site logistics.
