The Home’s new group residence building is a three-story ground-up development on a tight urban residential site featuring residential accommodations with a commercial kitchen, elevator, and office space. An accessory building was also constructed to fit within the neighborhood to provide the Home’s residences a community space for activities. As the development manager, Northstar oversaw all facets including entitlements, construction and change management. Throughout the project there were several challenges, including unforeseen ledge removal, soil remediation, and cracked sprinkler pipes which delayed the project schedule. Northstar managed the process and mitigated most of the financial impact caused by these delays; allowing the project to deliver under-budget. Children, families, and staff were overjoyed to move from their aging facility into their new, fully-owned facility.
