Emmanuel College New Residence Hall

Emmanuel College replaced an antiquated dorm on an underutilized lot with a modern, apartment-style residence hall. The new building accommodates 690 beds across 20 stories; more than three times that of the previous building. Project objectives include an agnostic live-learn environment indicative of the millennial student that promotes team-oriented activities, academic and social technology needs. These features coupled with amenity spaces assist with recruitment, retention, and the ability to lease to neighboring universities. Northstar served as the day-to-day project manager administering all project phases and construction Clerk of the Works. Northstar was instrumental in negotiating a complex Abutters Agreement which resulted in neighborhood support and an expedited start date. Other coordination work included supporting the college’s occupancy planning requirements, navigating the design and fit-up of a ground-floor Dunkin Donuts, and engaging the student Sustainability Committee as part of the project’s LEED Gold certification process.
