Akamai consolidated their Cambridge campus from six to two buildings in desirable Kendall Square. The relocation was driven by lease expirations and the desire to unify employees with a healthy work environment, access to resources and technology, and growth flexibility.
Akamai moved into a new 19-story tower developed by Boston Properties in 2019. Northstar was engaged by Akamai to manage and execute tenant improvements, which included assembling and overseeing the design team, establishing and managing the project budget, and providing weekly reports to a leadership team. Base building and tenant construction were executed by the same contractor while TI work began before completion of the base building.
Landlord and tenant teams worked closely together throughout the project to maintain schedule, coordinate sequencing, and integrate tenant-driven changes.
