Shire, a local biotechnology company, was looking to expand their footprint in Kendall Square by consolidating to the “innovation hub”. This location includes 225,000 SF on five floors in Cambridge. Northstar oversaw the multi-phased redevelopment of former chemical research laboratories, office, and core shell spaces to Class A, LEED certified biotechnology research and development laboratories in support of globally recognized clinical development programs. The Project included an expanded animal care facility, conferencing suite, high density freezer storage, and equipment repair workshop.
Primary hurdles included late design input from scientists and engineers due to project confidentiality and busy schedules resulting in re-work after GMP, considerable demolition of chemical fume hoods and associated ductwork, bridging the gap between existing conditions and corporate standards, and managing expectations among scientists, corporate facilities, and landlord representation.
