Alexandria Real Estate continues to expand their footprint in the Kendall Square area. Northstar is retained to serve as the Owner’s Project Manager for four Tenant Improvement projects in two phases. This includes oversight of the design and construction for office space and labs that contain animal care facilities, tissue culture rooms, bioprocessing suites, and the support areas required for each.
Northstar is integrated into the base building project team to maintain coordination and ensure the earliest possible delivery of the tenant spaces. This position allows the project team to successfully overcome several challenges: efficiently configuring tenant lab waste systems – including ejection pits and pumps; adding stand-by power rooftop equipment for tenant lab operations; building out the tenant-occupied spaces alongside the core and shell on a tight urban lot; coordinating the delivery and installation of tenant finishes and equipment with base building activities; and simultaneously completing and turning over the tenant spaces.
The building was completed in late 2018 and is currently occupied by Rubius Therapeutics Inc., Relay Therapeutics LLC, Celsius Therapeutics and Cellular Ecosystems Therapeutics.
