50 + 60 Binney Street is a new, mixed-use two tower development in Kendall Square. Northstar managed the LEED Gold project as an extension of the developer, Alexandria Real Estate Equities, Inc. (ARE).
The primary uses are laboratory and office supported by first floor retail spaces, six levels of below grade parking, and two mechanical penthouses including a co-generation plant. An up-down construction method and LEAN construction practices were implemented to accelerate the schedule. Building Information Modeling (BIM) and design assist colocation also contributed to the project’s success.
The integrated approach minimized field changes resulting in a project change order value less than 1%. The final BIM reflects as-built conditions in a 3D tablet application used by ARE’s facilities and asset management staff.
