Ipsitha Bayapu Selected as a Connect CRE Next Generation Award Winner
June 2026
Northstar is proud to announce that Ipsitha Bayapu has been named a Next Generation Award winner, an honor that recognizes emerging leaders making a difference in the commercial real estate industry.
As an Owner’s Project Manager, Ipsitha specializes in managing complex, multi-phase renovations and infrastructure projects for global life sciences and pharmaceutical clients. Her role spans the full project lifecycle, from initial feasibility and master scheduling to construction administration and final handover. Ipsitha acts as a key liaison between technical teams and corporate stakeholders, ensuring projects meet rigorous standards while maintaining predictable outcomes and minimizing disruption to active scientific research.
One of Ipsitha’s proudest moments was leading a 75,000 SF lab realignment for a major pharmaceutical company across multiple buildings in Cambridge. She led a detailed technical evaluation to optimize scope by repurposing existing MEP infrastructure and lab assets, ultimately delivering the multi-phase BSL2+ labs and vivarium nearly 30% under the original budget. She also manages an extensive portfolio of resiliency projects for Vertex Pharmaceuticals, including a vibration-monitoring initiative for critical air handling systems. By implementing real-time diagnostic sensors, she has helped establish a predictive maintenance framework that safeguards highly sensitive research environments and mitigates the risk of costly operational disruptions.
What really sets Ipsitha apart is her ability to execute complex work within active lab environments. By engaging end users and research scientists early in planning for utility shutdowns and infrastructure upgrades, she ensures the continuity of critical experiments while building trust and transparency across project teams. She has also successfully navigated global supply chain challenges by leveraging early procurement strategies and repurposing viable infrastructure to maintain project timelines without compromising quality.
Beyond her project work, Ipsitha is involved in the firm’s Lunch and Learn Committee, which organizes monthly sessions with industry experts to promote knowledge sharing on technical and regulatory topics.
Ipsitha also gives back to the industry and her community. She’s active in CoreNet Global New England’s Young Leaders Professional Development Program, serving as a panelist in discussions examining the relationship between life sciences funding and regional real estate trends. She has also contributed thought leadership through published research and industry presentations. Outside of work, she is an active volunteer with organizations such as Habitat for Humanity and the Greater Boston Food Bank, and she leads community-building initiatives in her residential community.
Ipsitha’s background in architectural design, field engineering, and project management gives her a unique perspective that enables her to connect the dots from concept to completion. This perspective allows her to anticipate challenges early, align technical requirements with budget objectives, and deliver long-term value for her clients.
Ipsitha’s recognition as a Next Generation Award winner reflects her technical expertise, leadership, and commitment to excellence. Northstar congratulates Ipsitha on this well-deserved honor and looks forward to her continued impact on both the firm and the industry.
