What’s happening in Kendall Square?

Check out the completed and active Northstar development and tenant improvement projects underway in the Kendall Square, Cambridge.

Kendall Square is internationally known as the “most innovative square mile on the planet,” boasting a high concentration of entrepreneurial start-ups and quality innovation emerging in the area since 2010.  This movement results in Kendall Square being home to more than 30 industry sectors; the largest being the technology sector. Companies such as Google, Amazon, and Facebook are established here.  Additionally, 13 of the top 20 global biopharmaceutical companies are located or headquartered in the neighborhood.

At Northstar, we are fortunate to have been engaged in over 3 million square feet of real estate development and tenant improvement projects in Kendall Square! Please click on the map for more information.

In progress:

1. 145 Broadway – Akamai: 476,000 SF Tenant Improvements project, including office and electronic lab uses, across 19 stories. Completion targeted for Q4 2019.

2. 500 Kendall – Shire Innovation Lab343,000 SF Tenant Improvements office project in first LEED Platinum U.S. building. Completion targeted for Q2 2019.

3. 50 Binney – Sanofi Genzyme: 264,000 SF, 10-story Tenant Improvements office project.  Project completed in Q2 2018.

4. 399 Binney: 123,403 SF core and shell building and site improvements and several concurrent Tenant Improvements lab projects. Completion targeted for Q4 2018.


1. 100 BinneyNew 433,000 SF, 10-story core and shell biopharmaceutical research and technical office building with 3 levels of underground parking and 2 stories of mechanical space. Project completed in Q3 2017.

2. 125 Binney – Shire Research Lab: 225,000 SF, 5-story Tenant Improvements lab and office project.  Project completed in Q2 2018. 

3. One Kendall – Redstar Ventures and Winterline: Various Tenant Improvement projects as well as public realm and lobby upgrades for property owner. 

* Building 600 – Redstar Ventures Phase 1: 8,500 SF Tenant Improvement 
* Building 400 – Redstar Ventures Phase 2: 1,900 SF Tenant Improvement  
* Building 1400E – Winterline: 2 ,000 SF Tenant Improvement 

4. 650 E Kendall – Baxalta (Shire): 206,000 SF, 5-story Tenant Improvements office project. Project completed in Q3 2016.

5. 50 + 60 Binney: New 500,000 SF, 10-story core and shell office and lab building. Project includes 6 levels of underground parking and 2 stories of mechanical space. Project completed in Q4 2016.

6. 1 Memorial Drive – Oxford Properties: Above grade parking conversion to 42,000 SF of Class A core and shell rentable office space.  Completion targeted for Q2 2018.
